Since CT FoodNex Factory was designed as a Food Factory with the written permission of the URA, no other type of business was allowed to develop. There is also no need to apply for a license every three years. There is no restriction on the type of food factory as long as the tenant's license or tenant is approved by a government agency, especially the Singapore Food Authority (SFA). Use as a Food Factory as required by the Urban Redevelopment Authority (URA).

CT FoodNex is designed to facilitate the convenient transportation of food, equipment or any related item. Thus, the width of the driveway is wide. On level 1, the ramp is about 7.5 meters wide in a straight line and then, along the ramp it's about 11 to 12 meters wide. The driveway from the 2nd to the 4th floor is about 9m and the driveway to the 5th to 10th floors is 7m. We'll give you a reason during the viewing.

One of the most unique features of CT FoodNex @ Mandai is its ability to reach the front of the device. At ground level, the units can be accessed via the 40 footer container. At levels 2 to 4, it is possible to park 20 feet in front of units. For levels 5 to 10, units can be accessed via vans, cab-stars, refrigerator trucks, and 7.5 rigid frame transports.
